The Government has approved in today’s council of ministers an additional transfer during this year of 145 million to Sepes, the state land management company, to speed up the purchase of new, disused or obsolete public land. The objective is to boost the supply of housing with the construction of properties for affordable rent, that is, below the market price.

With the investment approved today, the Government raises the transfer to the Sepes to 260 million. The main objective of this additional transfer to the budget, as admitted by the Ministry of Transport, is “to close Operation Camp, the largest real estate development in Madrid in recent years.”

In this way, the new endowment will allow the entity to immediately purchase from the Ministry of Defense (INVIED) the land of the complex that it does not yet own and start the development of this urban operation. It was land where military barracks were located.

The 260 million euros approved in this addendum are added to the 361.6 million that Mitma has already transferred to the public land entity between 2018 and 2022 to carry out projects that boost the supply of public housing, until reaching a total in 2023. of 621.6 million euros.

The Government maintains the housing law paralyzed in the Congress of Deputies due to the lack of agreement between the Ministry of Economy and Transport with the partners of the Executive, essentially ERC and EH Bildu, due to the limitation of rental prices in market areas stressed.

“Once the transfer of funds becomes effective in the coming weeks, SEPES will execute the purchase of the Defense facilities and will be in a position to lead, with the rest of the administrations involved, one of the largest urban land regeneration operations to create affordable housing in Europe”, points out the ministry directed by Raquel Sánchez.

The initial objective is to develop a minimum of 10,700 affordable public homes in Campamento in collaboration with the Madrid City Council. The Sepes owns 243,922 square meters of land in Campamento, which represents 12% of the total area. Thus, after the payment of Invied, the entity dependent on the Ministry will own more than 93% of the land in Campamento.

The Sepes entity currently has a total of ten residential actions attached to the Affordable Rental Housing Plan (PVAA), which will allow the development of more than 15,000 homes and, in parallel, is working on the analysis of new locations to increase this number of homes. to exceed 30,000 in a decade. It would be the largest developer of this type of property, ahead of Sareb.

Among these assigned actions, in addition to Campamento, in Madrid, are urban regeneration operations such as Son Busquets, in Palma de Mallorca; Engineers and Artillery barracks, in Valencia; Ca’n Escandell, in Ibiza; Vassal, in Menorca; Buenavista, in Malaga; Artillery Regiment, in Seville; as well as other performances in Ceuta and Melilla.

In Catalonia, the public company formalized protocols with municipalities such as those of Batea or Sarrià de Ter to generate affordable housing in these municipalities.
