The data on the deposits deposited in Incasòl over the years show the hypertrophic evolution of the rental price in the city of Barcelona, ??which has reached an average of 1,136.4 euros in 2023. Other comprehensive rental management companies such as Housfy already document an average of 1,225 euros.

All but one neighborhood in the city has seen some type of average rental price increase between 2019 and 2023, before rents faltered due to the Covid pandemic.

Some areas, however, have seen greater increases than others. The neighborhood that most surprises is the Marina del Prat Vermell-AEI Zona Franca, which, with an increase of 287.63%, stands out as the neighborhood with the highest increases in the entire city. In 2019, the contracts registered in Incasòl gave an average of 374.35 euros per month, but in 2023 they have reached 1,451.08 euros.

The Marina del Prat Vermell is undergoing a recent comprehensive transformation after the industrialization of the Free Trade Zone of Barcelona and l’Hospitalet de Llobregat. Located in an area far from the rest of the city, on the edge of the Sants-Montjuïc district, it had previously housed neighborhoods such as Can Tunis, whose last houses were demolished in 2004, and the Eduard Aunós neighborhood, with “cheap houses.” to house people evicted from their barracks in Montjuïc.

Today, the rental price in the Marina del Prat Vermell has equaled and even surpassed that of the rest of the city, due to its proximity to job opportunities and its development projections in the coming years.

Only one neighborhood has experienced a decrease, of just 3.43%. These are Diagonal Mar and the Front Marítim del Poblenou, where rents were already at an average of 1,372.38 euros before the pandemic. In 2023, they remain at around 1,325.18 euros.

This neighborhood, one of the newest and most luxurious in the city, had already experienced its boom a few years ago, thanks to the new population with high purchasing power that had found good investment opportunities there.

The data offered by the Housfy Rental platform shows that during 2023 apartments were rented from 1,700 euros to 3,900 euros per month in the area.

By district, Sants-Montjuïc is the one that has experienced a greater increase in prices between 2019 and 2023. Clearly conditioned by the variation in prices in the Free Zone, but also by the neighborhood of Bordeta, on the border with the City of Justice , whose increase has been 55.80%.

Les Corts has documented the smallest increase of all the districts, 11.86%. With an average of 1,294.20 euros per month, it is the second most expensive district in the city, only surpassed by Sarrià-Sant Gervasi (1,550.79 euros).
