Santa Susanna gives land to build 36 affordable rental apartments

The mayor of Santa Susanna (Maresme), Joan Campolier, and the presidents of the Família i Benestar Social foundations, Josep Maria Puig-Puigdomènech, and Grup Qualitat, Marina Gallego, signed yesterday the transfer by the City Council to the UTE formed by two institutions of the municipal land of La Vall where the 36 rental flats must be built.

The free transfer is for a period of 75 years, extendable to another 24. That is, for a maximum of 99 years, at which time the City Council will recover the land. The joint venture created with both foundations will be in charge of promoting and operating the 36 rental apartments at affordable prices. The Santa Susanna City Council will monitor that the conditions of the transfer are met. The work must be completed within a maximum period of 31 months, in June 2026.

Last July, the City Council, the Ministry of Transport, Mobility and Urban Agenda and the Generalitat signed an agreement to finance the construction of these 36 social rental apartments. It was carried out thanks to a line of aid linked to the Next Generation funds to promote the construction of energy efficient buildings.

The construction of these 36 floors has an estimated budget of 5,289,683 euros. It can move forward thanks to public-private collaboration. The City Council provides the land, the ministry finances the work with 1,023,301.80 euros (19.35% of the total cost) and the UTE formed by both foundations takes care of the remaining 4,266,381.20 euros (80. 65% of the total).

The apartments will have a maximum rental price of 7.50 euros per square meter of useful living area and 3.74 euros per square meter of useful area for parking space, storage room, etc. It is a four-story building that will house 36 apartments measuring between 55m² and 83m².

The building is designed so that it consumes very little energy and the cost of access to the home does not skyrocket. For this reason, bioclimatic solutions are used (north/south orientation of the space to take advantage of freshness or heat; natural cross ventilation…) and renewable photovoltaic energy at no final cost to the tenants. For example, on the roof of the building, the roof, a macro pergola with solar panels will serve to shade the space and produce sustainable electricity.

Both the ground and roof floors have community spaces. On the ground floor there is parking and the roof has a garden area. In addition, on the deck there is an area to wash and hang clothes. This laundry is organized through an application so that each tenant can reserve when they want to use it. This represents significant cost and maintenance savings.

The Fundació Privada Famñilia i Benestar Social is a non-profit entity established in 1987. It is managed by a team specialized in the management of officially protected housing and in the process of supporting aging. In 2019 his work was recognized with the Creu de Sant Jordi by the Generalitat.

The Fundació Privada Grup Qualitat aims to address objectives of public interest and the fight against social exclusion, facilitating access to social housing, with special sensitivity for the most disadvantaged sectors and for groups at risk of exclusion, whether under a rental as well as for sale.
