The study also reveals the average sale price of apartments in Madrid, standing at around 250,500 euros. This figure reflects the relentless demand and competitiveness of the city’s housing market, where homeowners and buyers seek the ideal offer at the best possible value. Therefore, from Housfy they recommend that having advice from real estate experts will always be the best idea to make informed and correct decisions.

In Madrid’s fast-paced real estate market, there are neighborhoods that stand out for the speed with which homes sell. Three of them, in particular, top the list and are below the average time in the capital.

The Montecarmelo neighborhood is positioned at the top, with an average sales time of only 4 days. Located in the Fuencarral-El Pardo district, it is a corner of the city that captures the attention of buyers. Surrounded by nature, its calm and modern atmosphere is combined with an excellent connection to public transport.

Apartments in Pau de Carabanchel have one of the highest demands in the Spanish capital. So much so that the neighborhood holds second place on the list prepared by Housfy, with an average of only 6.5 days from when the apartment is published in the real estate agency until it is sold.

In other words, selling a flat in this neighborhood belonging to the Carabanchel district can be a completed process in less than a week. This is due to its strategic location close to the city center. Characterized by its multicultural atmosphere and its growing popularity, this neighborhood captures the essence that many buyers seek in Madrid.

The third leading neighborhood is Fontarrón, in the Moratalaz district. In this area, apartments fly from the real estate market in just 15.6 days on average, which translates into a little more than two weeks of waiting.

Thus, Fontarrón becomes a neighborhood that offers great opportunities for success for those who sell their homes. After all, it is not just a neighborhood with striking single-family houses that give it that special charm. It also stands out for its excellent infrastructure in terms of services, schools and health centers.

The more central the neighborhood is, the more interest and traffic an apartment for sale can attract. However, that does not mean that its sales time is shorter compared to other areas that are further away or located on the periphery. Rather it would be the opposite.

In fact, the study carried out by Housfy shows how some flats for sale in central Madrid neighborhoods find a buyer later than some much further away. Even so, they remain below the average of 54.6 days set by the city in general.

For example, selling a home in the creative and alternative neighborhood of Malasaña, in the heart of Madrid, can take an average of 27.5 days. In Goya, the average amounts to a month and a half, with 45.75 days. Finally, if we talk about Sun, we reach 48.5 days on average.

As expected, in Madrid there are many neighborhoods where selling a home requires more time. For example, in Acacias the average sales time is 55.33 days, while in Sales it is 61 days. San Isidro presents an average of 74 days, followed by Trafalgar with 95 days. Lastly, Vista Alegre, with 114 days.
