It is the autonomous region with the highest rate of urban housing sales in relation to its inhabitants and the only one among the main ones where the number of operations has not decreased compared to last year. In the Valencian Community, 14,605 ??house purchase operations were completed in June, a figure higher than that registered in the same month of the previous year, which was 327 more than a year ago.
Which means that it was the only one of the main real estate markets in the country that recorded an increase in the number of transactions, because both Andalusia -the first in absolute numbers, with 16,957 sales-, as well as Catalonia (13,980) and Madrid (11,429) , they closed fewer operations than a year ago, according to official figures provided this week by the National Institute of Statistics.
The greater dynamism of the Valencian market is better appreciated when we relate the number of urban housing sales operations with the population. A simple division shows us that in June Catalonia registered one operation for every 600 inhabitants, Madrid one for every 569, Andalusia one for every 501, while in the Valencian Community one house was sold for every 360 inhabitants. In other words, considering all of them, the communities with the highest number of transmissions per 100,000 inhabitants are the Valencian Community (225), the Region of Murcia (170) and Andalusia (159).
As has been the case throughout the year, the province of Alicante stands out by concentrating almost half of the urban housing sales registered in the Community in June, 7,164, when its population barely represents 38% of the total. Valencia added 5,676 operations and Castellón, 1,756.
The growth compared to last year is uniform, because it occurred in the three provinces in similar figures, 126 sales more than in June 2022 in Valencia, 121 in Alicante and 71 in Castellón.
The new housing market represents slightly less than 15% of the total, since of the 9,157 properties that changed hands in June in the Valencian Community, 7,792 were second-hand homes.
Meanwhile, the rental of housing in the Valencian Community has grown by 17.91 percent compared to July 2022, the second highest revaluation in Spain, according to the Pisos.com monthly rental price report.
The study indicates that in July 2023 an average price of 8.36 euros per square meter was registered in the Community, which represents a monthly increase of 2.45%, the third highest in Spain.
Despite this, the Valencian is still the seventh autonomy with the most expensive monthly payment for tenants, behind the Balearic Islands (16.39 euros per square meter).
In fact, all the Valencian provinces rose in the last month and in comparison with the previous year. Castellón (2.60%) showed the ninth highest increase in Spain, staying at 6.31 euros per square meter, the most affordable in autonomy. Valencia (18.94%) was the fourth fastest growing in the country with 9.38 euros per square meter in July 2023 and was the eighth most expensive Spanish province.
From one year to the next, all the Valencian capitals increased, showing Alicante (24.45%) the fifth highest increase in Spain.
In the price section, Valencia (13 euros per square meter) was the seventh most expensive Spanish capital for rent and Castellón de la Plana (7.31 euros) was the eighth most affordable in the national ranking.
