The Metropolitan Area of ??Barcelona (AMB), with its organization, the Metropolitan Institute for Land Promotion and Asset Management (IMPSOL), has completed the construction of 40 officially protected homes, 38 for sale and two for rent, in the 1st of October square in Masnou (Maresme). Designed by Marta Peris and José Toral, from the Peris Toral architects studio, the homes are expected to be delivered in spring 2024.
The new buildings, which are characterized by uniqueness and high architectural quality, are distributed in two blocks and a facility, whose roof becomes a new public plaza that gives access to the three staircases of the homes. The building has two underground floors for 40 naturally ventilated parking spaces, which means minimizing energy expenditure, which is one of the objectives of the promotion.
Along these lines, all homes enjoy cross ventilation, large interior and exterior spaces in a design that takes into account the gender perspective. Also noteworthy are the glass curtains on the terraces, which favor the possibility of capturing solar energy in winter. These aspects, together with the high degree of insulation, a domestic hot water production system (DHW) and centralized heating with aerothermal energy, minimize energy expenditure and enable the A energy rating.
Of the new homes, five have three bedrooms; 30 are two-bedrooms and five are one-bedrooms. This diversity responds to the desire to favor population plurality.
Currently, in this municipality, IMPSOL is promoting the construction of another building with 67 officially protected homes, located in the Plaza Nova de les Dones del Textil, of which 55 have two rooms and 12 have three rooms. It is a building with an A energy rating, with cross ventilation in all homes, 57 of them with a balcony, garden roof, private exterior space for access to the homes, installation of heating and centralized high-performance DHW generation, parking spaces. parking and storage rooms in the building. Delivery of this promotion is scheduled for summer 2025.
