After the pandemic, houses with gardens, terraces and even garden views acquired a new market value. And if this price was already high in 2019, now it has grown to almost twenty points more. Up to 69% more expensive are the homes located next to the Viveros gardens in Valencia, a city that is also, according to a study by the real estate consultancy CBR, the city that presents the greatest revaluation of homes located near a park.

In this area, the sale price is up to 69% more expensive, with average sales prices of 3,310 euros per square meter, compared to 1,961 euros/square meter for other homes in the La Saïdia district. The rental price also rises by almost 11% in the homes adjacent to the park: the average price is 14 euros/square meter, compared to 12.64 euros/square meter in the rest of the district.

Two years ago, the figures placed the average sales prices in the same area at 2,751 euros per square meter and 1,611 euros/square meter, respectively.

In the city of Alicante there has also been a clear increase in prices in the areas compared: the average sale price in the area near Parc El Tossal in 2019 was 1,281 euros per square meter. Now, the price stands at 1,574 euros/square meter, although it maintains the same difference with the neighborhood in which it is located, being almost 4% more expensive than the rest of the Santo Domingo/Campoamor district.

The analysis of the appraisals shows how the homes that are located close to the main Spanish parks are revalued compared to the rest of the district, a situation that the consultant also observes in Barcelona or Madrid. In the first, living next to Turó Park increases the sale price of the home by 4.64%, while rents rise by almost 13%, the largest increase in the city. In absolute terms, buying a flat 500 meters from the park costs practically 6,000 euros per square meter, above the 5,732 euro average for the district.

In Madrid, living next to the Retiro park also increases the sale price by 35% compared to the district average. Thus, the average sale price in the area near the park is 7,327 euros/square meter, compared to 5,419 euros/square meter in the district. “The value provided by green areas is transferred directly to the price of homes, both for purchase and rental, with the parks also contributing to the revitalization of the environments where they are located,” says Fernando Fuente, director of CBRE,
