El Kubo and La Ruïna are two hot potatoes in the upper part of Barcelona that Sareb wants to sell as soon as possible. The Banking Restructuring Asset Management Company currently owns approximately sixty percent of these buildings, the rest are owned more or less equally by a family and a limited company.
Apparently, the family in question, who lives abroad, has already expressed its willingness to join any sales operation commanded by Sareb. The intentions of the third owner have not yet been revealed, but everything indicates that he would not cause great difficulties.
A few workers began to board up the windows and shield all the entrances to these two properties in the Sant Gervasí-La Bonanova neighborhood as soon as the Mossos d’Esquadra agents finished evicting them on Thursday morning. In addition, private security guards will ensure that El Kubo and La Ruïna are not usurped again.
Sareb sources detail that these security measures are very costly, and that the Company’s intention is to get rid of these real estate assets shortly. El Kubo and La Ruïna did nothing but give them problems for years. Furthermore, in principle, Sareb itself has an expiration date, the year 2027, so it is accelerating these operations.
In any case, the situations of El Kubo and La Ruïna are very different. La Ruïna, the white building, is classified as a home, and after considerable renovation it could become a single-family home of just under 290 square meters.
The position of El Kubo is more complex, and the truth is that its sale is too. This office building is affected by a modification of the General Metropolitan Plan. One day it will be expropriated and demolished to make way for a green area. The City Council has already started the relevant procedures on an adjacent plot, but Sareb has no further news on the matter.
The Kubo was occupied in 2015. In 2018 it was evicted and soon reoccupied. The usurpation of La Ruïna took place in 2019.
