When putting an apartment up for sale or for rent, the big question arises. Is it worth investing in reforms to revalue it? Or is it preferable to lower the price and for the new owners to rehabilitate it to their liking? Either option is perfectly valid and understandable.
But there is a third option that is increasingly on the rise. The alternative may be to forget about major renovations and focus on decoration, furniture and coverings. Some interventions more linked to the design that when presenting the apartment in the visits generate a pleasant sensation and present the house from a friendlier perspective.
Aware that budgets can be tight, more and more companies are dedicated to transforming spaces from minor reforms. It is known as home staging. For very little money, depending on how the house is, you can opt for interventions more linked to design to sell before. Based on a style test, they design a project that is appropriate to the needs, style and budget chosen.
As Sara Cabello, marketing director of Decotherapy, which offers interior design and digital decoration services, explains, “giving a facelift to our home can mean a minimum revaluation of 10% and also speeds up the sales process.” More than a great reform, the home staging points to changes in furniture -sofa, sideboards, TV furniture-, of the carpets, cushions, lamps and auxiliary tables in the living room and dining room; the introduction of mirrors and pictures to beautify walls; the use of wall tiles and porcelain tiles in bathrooms, without work; flower pots and floor lamps on terraces… The general cost is between 1,000 and 6,000 euros, depending on how big and old the house is. But there are packs from 120 euros, it is assured.
“Our most common user profile is usually the owner of a home, although we have some clients who are renting or looking for an interior design service,” says Cabello. “Also those who want to buy to rent and do not want to invest as much as in a Integral reform. This type of client wants the floor to be unique, for you to imagine yourself living in it, but they don’t want to throw down partitions, completely change bathrooms… That means more time and money”, she completes.
