The Generalitat has announced that at the end of February the limitation of rental prices will come into force in the 140 Catalan municipalities declared as a stressed residential market zone. 25 of these localities are from Maresme. Only Òrrius, Dosrius, San Iscle de Vallalta, San Cebrià de Vallalta and Tordera are left out.

The limitation of prices will imply that the rental amount of the new contracts, once the CPI has been applied, cannot exceed that of the last current contract and that the price of the apartments that enter the rental market again, when they are owned of a large holder (a natural or legal person who owns at least five properties), it will be established by the reference index of the place in which it is located.

The Regional Council welcomes this measure and trusts that it will serve to facilitate access to housing in highly stressed municipalities where rental prices have risen above the purchasing power of citizens.

The latest data from Incasòl (Catalan Soil Institute) for the first quarter of 2023 place Maresme as the fourth Catalan region with the highest rents (behind Barcelonès, Garraf and Baix Llobregat). The average rental price in the Maresme at the beginning of 2023 was 815 euros. An increase of €74.98 compared to 2022, when the average rental price in the Maresme was €740/month.
