Change of trend in construction in Girona. According to data from the Col·legi d’Arquitectura Tècnica, during 2023 the contracted homes – that is, those for which the work is expected to start – have left negative numbers and have grown by up to 32%.
The excessive increases in raw materials and energy have eased and this has once again encouraged promoters. However, rehabilitations – to which the sector was infected – have sunk because contracted renovations have dropped by more than 23%.
The president of the school, Antoni Bramon, attributes this largely to the fact that the aid from the Next Generation funds, “contrary to what was initially thought”, has not worked.
The statistics from the Col·legi d’Arquitectura Tècnica are a good thermometer to take stock of the year that is closing, but also to see the prospects for 2024.
On the one hand, because it collects data on those homes that were completed throughout the district last year. On the other hand, because it also analyzes the works that are contracted; that is, those for which a license is requested and which are planned to be launched soon.
To begin with, according to the statistics, during the past year 1,690 new homes were completed in the Girona regions. There are 371 more compared to 2022 (in percentages, 23.09%). Although the increase is general for all typologies, especially the one that stands out the most are the apartment blocks (from the 739 that were completed two years ago, this has increased to 929 last year). And if you look at the regions, those where the most new homes have been completed are Gironès and Baix Empordà.
During 2023, rehabilitation was also slightly up. Although the renovations did not grow as much as the new construction, during the past year the technical architects approved 1,305 throughout the district (5.29% more than those that had been completed in 2022, when there will be 983).
Now, when looking at the forecasts for 2024, the data anticipate a change in trend compared to previous years. Because while new construction is being promoted, renovations are clearly declining.
During the past year, 1,882 new homes were contracted throughout the province. They are more than 32% compared to those of 2022 (when the figure stood at 1,417). The vast majority of these works that will soon begin to be built are either houses between party walls (853) or apartment blocks (546).
