The Minister of Territory of the Generalitat, Ester Capella i Farré, accompanied by the mayor of Mataró, David Bote, presented the characteristics of the new promotion of 60 affordable rental homes that the Generalitat, through the Catalan Soil Institute (Incasol), will build in the Barcelona round.
The homes are distributed in four buildings located on four plots that the Mataró City Council (Maresme) has transferred to Incasòl through the constitution of a surface right for 75 years that was signed last Friday. The works are expected to be put out to tender this summer to begin at the beginning of 2025. The cost of the action is 7.58 million, of which 897,030 euros come from Next Generation funds.
The new development to be built in Mataró is based on a project by architects José Francisco Bergua Orduna and Javier Gavín Balda, winners of the competition called by Incasòl for the drafting of the project and the management of the construction works of the 60 homes and the urbanization of the free spaces of the four plots located on Casto Méndez Nuñez street no. 7-23 and on Hermanos Thos y Codina street no. 24 and 36, in the Barceló roundabout area. This area of ??Mataró is undergoing a total transformation with the construction of the Barceló round tower, which also includes the creation of new green and public areas on the city’s maritime façade, and the recently begun transformation of Maresme avenue, formerly N-II highway.
Currently, the team of architects has already begun drafting the executive project. The buildings in the development are four stories high. The two and three bedroom homes will be located on the three upper floors, the commercial premises will be located on the ground floor and the parking and storage rooms in the basement. The free space of the plot, not buildable, will be urbanized and transferred for easement for public use. The access to the four buildings is from the side passages parallel to the Ronda de Barceló, which become green pedestrian axes.
The proposal makes the most of the permitted buildability. The circulations are located in the center of the four plots, freeing the facades of the building for the homes, thus ensuring that they receive the greatest possible number of hours of sunshine throughout the year. Circulation spaces are understood as spaces of community relationship and bioclimatic. On the facades facing the streets and in the interiors of the block, private longitudinal terraces are arranged, so that all homes can enjoy the outdoor space.
The housing typology has been developed so that the 60 homes have a double orientation and good sunlight and natural ventilation in all rooms, both main and secondary, is encouraged. Thus, all homes have cross ventilation and views to different orientations, establishing a closer relationship with the weather and outdoor spaces from the comfort of the home.
Once the construction is completed, the Housing Agency of Catalonia (AHC) will award the homes according to the criteria established jointly with the Mataró City Council. Likewise, the AHC will be in charge of carrying out the administration. As in all promotions carried out by the Government of the Generalitat, a reservation of 25% of the homes is planned for young people under 35 years of age. There will also be a minimum of four for people with reduced mobility.
