New urban controversy in Sant Vicenç de Montalt (Maresme) before the attempted urban project promoted by golf promoters that closed last December. The initial proposal, which has fallen like a bomb in the middle of the electoral campaign, proposes the construction of 399 houses between the holes.
The Golf de Sant Vicenç de Montalt complex, a facility chaired by businessman José Luis DÃaz-Varela, closed on December 31, 2022 after “eight years accumulating losses of 350,000 euros per year”, according to management sources. of the establishment.
The project that they have presented to the City Council “is just a proposal” warns the mayor, VÃctor Llasera. It details the claim of the landowners, among whom is the DÃaz-Varela family, to build a new urbanization of 399 multi-family homes, of which 40% would be allocated to public protection.
Gone are the statements in which various municipal sources pointed out that the owner had no intention of selling the land and promised to “guarantee the conservation of the natural space”, as has happened, without revealing the interest of urban development.
Given the impact that the proposal has had among the 6,661 residents, since if it materializes it would mean a 20% increase in the population with approximately 1,200 new inhabitants, the current mayor has explained that “I will submit it to a popular consultation and I will promote an information campaign â€. The magnitude of the project has generated diverse reactions, but above all caution, even more by making itself known in the middle of the electoral campaign.
The “spectacular†project, according to Llasera, “would completely change the townâ€, although he warns that there are many prior conditions for legal compliance. From the urban point of view, the last word would be the Department of Urbanism of the Generalitat, the competent body to authorize the promotion and endorse the modification of the urban classification, since right now the golf course is listed as a non-buildable green area.
The proposal includes other very striking elements, such as the construction of a bridge over the C-32 motorway that would allow “saving the serpentine route of the Camà de les Fonts and improve the passage of vehicles”, describes the text to which La Vanguard.
Around the C-32 the existing grove would be maintained, as a “green screen that preserves the viability of the residential sectors from the motorway axis”. In the rest of the green areas, they point out that “the natural colonization of herbaceous species will be allowed.”
In the same way, the promotion also proposes numerous spaces for municipal facilities. The construction of a large amphitheater where large events could be held and the location of an international educational center stand out.
Opposition groups and ecologists have already emerged from the initiative who insist on remembering the similarities of the project with the controversy generated in the first decade of the eighties in the Golf de Viladecans, also promoted by large business corporations in which some of the managers of the Sant Vicenç de Montalt golf course.
Numerous private interests come together in the project of the 399 homes, about which the City Council began to be surveyed in June 2022, some of which are in dispute with the property due to discrepancies in the distribution of the urbanization.
