What was given is over. The final stretch of summer always brings with it mixed feelings. Shall we throw the house out the window and go live on the coast? Let’s see the prices of some ‘top’ places to buy a house on the shores of the Mediterranean.

In Catalonia it is very good. That must have been the opinion, at least, of the 14.8 million tourists who chose it as a destination during 2022 (Frontur, INE). It accounted for 20.7% of State tourism and a total expenditure of 16,461 million euros, the largest in all of Spain.

The bread with tomato certainly contributed, but the beauty of the Catalan coast hides precious corners that shock even the most apathetic.

Mediterranean life is fabled in La Terreta. With an average price below the Spanish average, the Valencian Community (€1,445/m², according to Registrars of Spain, first quarter 2023) offers an endless number of scenarios where to find a home near the sea.

Of the three provincial capitals, the most affordable prices are found in Castelló de la Plana (€1,091/m²), surrounded by so many other coastal towns such as Vinaròs, Peñíscola, Benicàssim or Borriana.

In Valencia, the average home price would be €1,926/m², according to the same source, although homes are more expensive in l’Eixample or Ciutat Vella, neighborhoods that make up the center of the city. If we move a few kilometers away from the city, we can find other population centers such as Sagunt to the north and Gandia to the south with good accessibility to the beach.

In the city of Alicante, the average price of housing is €1,596/m². In the area, there are also coastal municipalities with various tourist reputations. We are talking about Benidorm, for example, known for its partying and nightlife, or places with more familiar tourism, such as Dènia, in the Marina Alta, or in Oriola and its surroundings, approaching the Region of Murcia.

Whoever prefers island life should know the wonders that the Balearic Islands have, although the prices, yes, are among the highest in the entire State.

According to data from the Institut d’Estadística de les Illes Balears for the first quarter of 2023, the average price in Palma, the capital, is €2,585.8/m², although it varies greatly depending on the neighbourhood.

Attached to Palma, Marratxí has ??slightly higher prices (€2,668.5/m²), but a quiet lifestyle that combines the rural with the cosmopolitan.

Prices are similar in Ciutadella (€2,628.6/m²), in Menorca, but higher than Maó (€1,906.7/m²), to the east of the island.

Eivissa is the European capital of the party, but the prices are no longer for everyone. A property in the Vila amounts to €4,186.7/m² on average. The price will be higher in other areas of the small island: in Santa Eulària des Riu, a charming town bathed in posidonia, the average price reaches €4,682.0/m².
